Tenant Requirements

I am looking for a place to rent. Where should I start?

In order to be considered for one of our properties you must first complete the online application and pay the $40 fee. Once this is completed you will begin working with a member of our leasing team to check out the availalbe properties. Once you have a settled on a property, you place a holding deposit.

What are your requirements to get approved?

We DO NOT allow any tenants with previous evictions or judgements on their record. Please do not apply, you will be denied and wasting your money. Those are the only automatic denials. All other approvals depend on your application, previous landlord verification, income verification and income requirments.

How long does it take for my to determine if I am approved or denied?

This depends on how quickly you get us all the necessary documents so you can review your application. This includes, but is not limited to, pay stubs, ID, social security card, etc. Once you have completed the application online and given us the requested documents, we generally have an answer within 24-48 hours.

Can I put a hold on home until am ready?

We allow properties to be placed on-hold only for a week with a holding deposit equal to one month’s rent. If the delay is on our end, the property can remain on-hold until it’s move-in ready.

Will I lose my deposit if I do not move in?

Yes, if you have placed a deposit, are approved and do not sign your lease and move in, you will lose your entire deposit. Please make sure it’s the home you really want and have the means to complete the entire process before placing a holding deposit.

Are there late fees charged?

Yes, after the 5th day, you incur a late fee of $50, then if you’re late past 11th day, an additional $75. Please make your payments when they’re due or call us if you’re having a problem. Nothing can be done once the late payment has posted. Please be proactive.

Are pets allowed?

If the home you’re interested in allows pets, then yes with a $300 non-refundable pet deposit. If the property is marked as no pets allowed, then no. If you’re found with a pet you will be accessed a lease violation and asked to move out of the premises.

What happens once I sign my lease?

Once you sign your lease one of our leasing agents will meet you at your home to do a Move-In Walkthrough. Our leasing agent will walk through the home with you with our Move-In Checklist and give you the keys.

How do I pay my rent?

You can pay online, mail in a money or or cashier’s check, drop it off at our office or you can get a pay ticket to pay at most 7-11 or CVS stores. Contact our office to use this feature. We DO NOT accept cash and will not come to your home to pick up your rent.

Can you enter my home without me there?

The landlord can only enter your home if at least 24 hour notice is given. If we are unable to get in touch with you by phone we will post a notice to your door with the necessary date and time. There are certain requirements that the landlord must abide by, and entering the home is sometimes necessary during the term of your lease however you MUST allow access if the owner or management company requires it.

Can the landlord raise my rent during the term of my lease?

No, your rental rate will stay the same during the term of your lease unless the lease states otherwise.

Am I responsible for paying all of the utilities?

Yes, you are required to submit the utility transfer confirmation numbers for gas and electric. Because water is in the owner’s name, you will receive a copy of the water bill to pay. If you do not pay your water, it will be added to your rent and will be paid first before your rent is paid. This can also incur late fees. Please pay your bills.

Can I terminate my lease before my lease expiration?

No, your lease is valid until the end date on your lease. If you terminate before the end of the lease you will be responsible for the remainder of your payments and the owner will seek legal judgement for the money remaining as well as start eviction proceedings right away. Do not let it get to this point. Contact us first. If you have an eviction on your record, it will be much harder to get housing the rest of your life.

Who is responsible for repairs at my rental home?

You are responsible for all repairs of up to $100. This includes, but is not limited to things such as light bulbs, snaking drains, furnace filters, pest control, gutter maintenance, keeping the home in clean condition, etc. The owner is only responsibile for large repairs.
